Selling a Home in Canton, NC
Before you list a home in Canton, confirm four things: whether town or county rules apply, whether it is on town sewer, how many bedrooms the septic permit allows, and what records you have from Helene.
Request a Home ValueWhat mistakes do Canton sellers make?
- The bedroom count. If the septic permit says three, the home is marketed as three. Explaining a fourth room in the remarks does not fix it.
- The Canton address. A Canton mailing address does not tell you whether town rules or county rules apply. The parcel decides.
- The sewer assumption. Town sewer is not automatic, and buyers may ask about the wastewater plant while the town works toward building its own.
- The Helene file. Helene was the third time in 20 years the Pigeon River flooded Canton. Buyers will ask about your home, so have the records ready.
- The damage letter. If you received a Substantial Damage letter after Helene, keep it with the repair and permit records a buyer will ask for.
- The rental pitch. Town zoning allows only the uses it lists for each district, and an old "sleeps 12" ad can overstate what the septic permit allows.
- The second tax bill. Inside town limits, the town sends its own tax bill on top of the county one, and county values change in 2027.

What does the Canton market look like right now?
As of November 4, 2026, 197 homes with a Canton address sold in the last 12 months at a median list price of $359,900, and 97 are active at a median list price of $399,000.
| List price | Sold, last 12 months | Active today |
|---|---|---|
| Under $250,000 | 34 | 13 |
| $250,000 to $400,000 | 94 | 39 |
| $400,000 to $600,000 | 42 | 28 |
| $600,000 to $1 million | 22 | 12 |
| $1 million and up | 5 | 5 |
Compare your home with its own price range, not the town median. About 65 percent of the homes sold were listed under $400,000, against about 54 percent of active listings. Second homes are a small share in town: Census estimates for 2020 to 2024 count about 29 of the town's roughly 2,100 housing units as seasonal or occasional homes, against about 5,100 of roughly 35,600 units across Haywood County, though the town figure has a margin of error larger than the estimate.

How many bedrooms can I actually advertise?
You can advertise the number on the septic permit. The NC Real Estate Commission says marketing six bedrooms while disclosing in the remarks that the permit allows three is still deceptive, so call the extra rooms what they are, such as an office or bonus room.
Haywood County Environmental Health, at 157 Paragon Parkway in Clyde, handles septic systems and wells (828-452-6651), and its own rules for additions turn on whether the number of bedrooms goes up. Ask that office for the permit on file for your address; the county posts a Septic System Information Request Form for this. If no permit turns up, get that answer in writing. NC REALTORS says that without a permit the safest course is no bedroom claim.

Is the home on town sewer or septic?
Don't guess from the address. Canton Town Hall (828-648-2363) answers whether town water and sewer are available at a property, from the address or parcel number, and the town says its code sets requirements that must be met to receive service.
Buyers may also ask about the sewer itself. The paper mill shut in 2023, but the treatment plant on the mill site still handled the town's wastewater as of May 2026. BPR reported then that Canton had paid the site's new owner $140,000 a month for treatment since the 2025 sale, and that in March 2026 the town agreed to buy part of the site, on higher ground, for its own plant.
The state disclosure form asks for your water source and sewage system, how many bedrooms the septic permit allows, and when the tank was last pumped. For a private well, it asks what the water was tested for and when.

Do town rules or county rules apply to my home?
It depends on where the parcel sits, not the mailing address. Canton's zoning applies inside the town limits and in its extraterritorial jurisdiction (ETJ), as shown on the official zoning map, and the town code calls for a certified copy of its ETJ map to be recorded with the Haywood County Register of Deeds. Inside that area, call the town Planning Department (828-648-2363), which handles zoning, floodplain management, annexation and addressing.
Outside the town's area, county rules apply. The county's posted ordinances include flood damage prevention, subdivision, watershed protection and mountain ridge protection, and Haywood County Planning is at 828-452-6632.

What will buyers want to know about flood and slope?
Expect them to want records. The state disclosure form asks about flood zones, flood damage, flood insurance claims and federal flood aid, and it warns that a disaster-assistance flood insurance requirement can pass to later owners. NC REALTORS says old repairs don't age out on a schedule, and the Commission generally treats structural damage as material even after repair.
Helene was the third time in 20 years that the Pigeon River flooded Canton, after the 2004 storms and Fred in 2021, The Mountaineer reported. The river crested at 25.8 feet at the gauge just upstream of downtown, against 19.6 feet in 2021 and 22.8 feet in 2004, and the owners whose homes fared worst had to choose between a FEMA buyout and elevating and rebuilding. The town has posted a notice for Canton, Clyde and Haywood County owners who received Substantial Damage letters, so if you got one, keep it with your repair invoices and permits.
Inside the town limits and ETJ, the town's flood rules cover the special flood hazard areas, and the Planning Department (828-648-2363) handles floodplain management. Outside them, the county flood ordinance puts Haywood County Development Services (828-452-6638) in charge. The state's flood site shows risk for a specific address. Outside the town's area, the county's slope ordinance covers cut and fill work, and no certificate of occupancy is issued until the County Engineer's office verifies compliance, so find any grading or slope paperwork for your home.

Is Canton changing its rules?
It is working on it. The town is writing a new comprehensive plan and updated zoning, which it says will reflect new realities after recent floods and the changes at the mill site, guide redevelopment of downtown and the mill property, and reduce flood risk through better land-use standards. A final draft of the comprehensive plan was posted for review on October 21, 2026; the town's process ends with adoption by the Board of Aldermen.
Until new zoning is adopted, the current code applies, and the online version says it is current through an ordinance passed March 28, 2024, as of November 2026, so later changes may not appear there. Ask the Planning Department (828-648-2363) whether anything pending would affect your parcel.

What can go wrong with the road or property lines?
The disclosure form asks whether the property adjoins a private road and whether a maintenance agreement or owners' association covers it. For most subdivision streets created outside town limits after October 1, 1975, state law also calls for a signed statement saying whether the street is public or private and who maintains it.
Boundary problems can surface late too. In one NC REALTORS answer, a survey ordered after due diligence found the seller's fence over the line, which made title unmarketable. If a fence or driveway sits near a line, find your survey or recorded plat now.

Can I sell it as a short-term rental?
Check the zoning first. Canton's zoning chapter has no rule that uses the words short-term rental, but a use it does not list for a district is not allowed there. In the R-1 single-family district, the allowed home occupations include renting no more than one room, and the R-2 general residential district lists tourist homes and rooming or boardinghouses. Whether a whole-home rental fits any of those is a question for the Planning Department (828-648-2363), and the town is updating its zoning, so ask before you market the home as a rental, and read any covenants. Haywood County's 4 percent occupancy tax, as of November 2026, applies to stays shorter than 90 consecutive days, unless the home is rented fewer than 15 days a year. Visit Haywood says the owner stays responsible for it even when a booking site collects (county finance, 828-452-6629).
Rental occupancy generally works out to two people per permitted bedroom, however many beds are set up. A buyer also generally takes title subject to vacation rentals ending within 180 days after the deed is recorded, and you must disclose them before the contract.

Why might the appraisal show less square footage than the listing?
Because they can use different rules and both be right. State listing guidelines can count finished, heated basement space when its location is disclosed, while under the ANSI standard, soil against any exterior wall makes that whole floor below grade. The Commission's example is 3,000 square feet in the MLS and 2,400 above grade in the appraisal, and a hillside walkout is where this is likely to show up. Rooms added without a permit are a separate problem: NC REALTORS suggests closing out permits before listing, and buyers have to be told if you don't.

How should I handle repair requests during due diligence?
Answer item by item and in writing, because vague promises cause the fights. Pierce Law, a North Carolina firm, suggests asking for the report, photos and estimates, then accepting, rejecting, or offering a narrower repair or a fixed credit. A buyer can generally walk for any reason until due diligence ends.
If you agree to a repair, the Commission says it must be done in a good and workmanlike manner by settlement, and refusing the buyer access to verify it is a breach. NC REALTORS also says a material nondisclosure can lead to damages that include the due diligence fee.

How do property taxes and the 2027 reappraisal affect a sale?
Inside town limits, expect two bills. The Town of Canton bills its own property tax each year, due by January 5, to the owner on record as of January 1, on top of the county bill. The town rate is 54 cents per $100 of value as of November 2026, and the town does not assess property, so values come from the county. Haywood County says ownership is set as of January 1, taxes come due in September and can be paid without interest through January 5, and a sale during the year does not relieve the seller of the tax. Your closing attorney handles how taxes are divided at closing.
Haywood postponed its countywide revaluation two years because of Helene, so new values take effect January 1, 2027. If the land has farm or forest tax deferral, ask the county Tax Assessor (828-452-6734) what a sale would trigger.

What does it cost to sell, and what do people forget?
The state's deed excise tax is $1 for each $500 of the price, and the seller pays it, along with deed preparation under the standard contract according to NC REALTORS. Your loan payoff and share of property taxes come off too.
Title issues can add cost and time, so check early for a name that doesn't match the deed, a deceased owner in the chain of title, a dissolved company as owner, a manufactured home title never surrendered, or access by an unrecorded easement.

Can I sell a family place I inherited?
Yes, but call a North Carolina attorney before you sign a listing or a contract, because state law can void a sale by heirs that comes before a creditor notice, and a later sale may need the personal representative to join. If the owner lived out of state, an estate can be opened in any North Carolina county where they left property. The Haywood County Clerk of Superior Court is at 828-454-6501.

How do I sell from out of state?
Line up these things before the home goes on the market:
- Insurance. Call before the house sits empty and get the vacancy definition, the time limit and any endorsement in writing. Limits vary by policy.
- Signing. If someone will sign for you, have your attorney see the power of attorney early, because one used to transfer real property has to be recorded.
- Keys. Name someone local for repairs, showings, the inspection and the buyer's final walk-through.
- Taxes. The buyer must file Form NC-1099NRS within 15 days of closing when the seller is a nonresident, and you generally file a North Carolina return on the sale. Ask your tax preparer about your own case.

What might a seller walk away with?
Here is an illustration only, using made-up numbers on a $500,000 sale. Your own figures will differ, so ask for a written estimate.
| Illustration | Amount |
|---|---|
| Sale price | $500,000 |
| Loan payoff (assumed) | -$250,000 |
| Deed excise tax, $1 per $500 | -$1,000 |
| Your share of property taxes (assumed) | -$2,000 |
| Deed preparation and other closing charges (assumed) | -$500 |
| Repair credit to the buyer (assumed) | -$3,000 |
| Left before your brokerage fee | $243,500 |
Only the excise tax is calculated from a set rate. The other lines are assumptions, not typical costs. Your brokerage fee comes from your listing agreement and is not shown. Not a prediction of price or proceeds.
What should I gather before listing?
- Your deed and any survey or recorded plat
- Septic permit, pumping dates and any well test
- Water and sewer bills, if on town service
- Road maintenance agreement, covenants and any owners' association documents
- Flood insurance, elevation certificate and any storm damage or assistance records
- Occupancy tax records and future rental bookings
- Estate papers or power of attorney, if you are not signing as the sole owner
- Mineral and oil and gas rights information, since that state form is separate
You, not your broker, complete the state disclosure form. If anything changes after you give it to a buyer, you must update it or fix the problem. More answers are in our FAQ on wells and septic, road maintenance and short-term rentals, and in our wells and septic guide.
