Huffman Creek Wilderness Retreat -- 113.5 Acres, Snowbird Wilderness Study Area. For those who've been searching for true, unbroken wilderness with a story behind every ridge, this is it. 113.5 acres bordering the Snowbird Wilderness Study Area along Huffman Creek -- one of the last great untouched watersheds in Western North Carolina, and a landscape as rich in ecology as it is in history. A 1,600 sq ft off-grid cabin sits on the property, ready for a full renovation vision. This is a fixer-upper for someone who wants to build something remarkable from the ground up -- or simply live quietly and completely off the grid, exactly as generations before did in this same valley. A Living Southern Appalachian Forest: This land sits within one of the most biologically rich temperate forest ecosystems in North America. The surrounding Snowbird watershed was logged by the Bemis Hardwood Lumber Company in the early 1930s, but because much of the terrain was too rugged and remote to clear completely, many hemlocks were spared -- towering, century-old specimens still stand throughout the valley, alongside tulip poplar, oaks, black cherry, basswood, yellow buckeye, hickories, and sweet birch. Toward the upper end of the drainage, remnant American chestnuts persist, survivors of a species nearly wiped out across the East -- a rare and meaningful find on land like this. Dense thickets of great rhododendron and mountain laurel line the creek corridors, and in season, wildflowers carpet the forest floor beneath the canopy, a signature of Southern Appalachian cove hardwood forest. Huffman Creek itself is classic native trout water -- cold, clean, and tumbling through rugged terrain rarely seen outside a handful of anglers and backpackers each year. Waters like this in the Snowbird system support reproducing populations of native Southern Appalachian brook trout, along with wild rainbow and brown trout downstream -- a fly fisherman's dream literally out the back door. Wildlife here is abundant and varied. Black bear, white-tailed deer, bobcat, and wild turkey move through this country regularly, and the surrounding mountains are even home to descendants of Russian wild boar that escaped a nearby historic hunting preserve generations ago and have roamed these ridges ever since. Birders will find a rich mix of Southern Appalachian species -- warblers, thrushes, vireos, pileated woodpeckers, and the Dark-eyed Junco, the very ''snowbird'' for which these mountains are named. The moist forest floor and stream banks are prime salamander habitat, part of a global hotspot for amphibian diversity, alongside a full community of native reptiles, insects, and aquatic life that keeps this ecosystem humming. A Storied Landscape! Beyond its natural richness, this land carries real history. The greater Snowbird watershed was home to the first hydroelectric plant in Western North Carolina and was once crossed by narrow-gauge timber railroads hauling virgin poplar, chestnut, and hemlock out of these mountains in the early 1900s. Because so much of this high country proved too remote and too marginal to fully log, the adjacent Wilderness Study Area today protects over 8,000 roadless acres -- a rare, intact remnant of the forest that once covered the whole region. Opportunities like this -- significant acreage, genuine seclusion, direct frontage on a wilderness-bordering trout stream, a thriving and diverse ecosystem, and a legitimate off-grid dwelling already in place -- rarely come to market in Graham County. Whether your vision is a private family retreat, a hunting and fishing camp, or a full off-grid homestead immersed in nature, 116 acres on Huffman Creek offers a rare foothold into one of the wildest, most ecologically rich, and most historically significant corners of Western North Carolina. Only accessible with side by side or aggressive 4x4.

000 Sanctuary Drive, Burnsville

101 ± Acres Timbersong Drive, Weaverville
$799,000
4435768 MLS
This 101± acre recreational, woodland, and residential tract features a perennial stream and a exceptional homesite options north of Asheville and Weaverville in Buncombe County, NC. It also includes a section of the Flat Creek headwaters, a west-facing 2,500' sunset knoll, valley building site options, and layered long-range winter views. It's just 15 minutes to Weaverville and 25 minutes to downtown Asheville. This is a true estate tract, ideal for one exceptional home or a small family compound. The seller holds the Developer rights under the Timbersong covenants, including the right to designate lots and revise boundaries. Per the seller's attorney, the tract may be subdivided. Access is easy via Timbersong Drive, a private paved road with a road maintenance agreement. It connects near the end of state-maintained Upper Flat Creek Road. The best building area sits on the east side of the valley. Here, about 6 acres of gentle wooded slopes rise above a wild meadow and the property's largest creek. The creek is perennial, with a strong flow and sections about 3 feet wide. A small grassy area, mowed by a neighbor, marks the likely entrance. Main overhead power runs through the valley, and underground power serves the community. A well and septic will be needed. Beyond the homesites, the land is steep, wooded, and wild. The northern ridge offers layered long-range winter views and strong recreational and conservation potential. Old logging roads cross it and could be reclaimed as hiking trails. In the southern third, an old unopened trail climbs to a west-facing knoll at 2,500 feet. It's reached on foot today and has epic sunset potential. Several other trails are already cleared and hikeable. The upland hardwood forest includes poplar, oak, hickory, maple, and white pine. Deer, black bear, and wild turkey are common. The property is enrolled in forestry Present Use Value. The seller intends for PUV to transfer, which can keep taxes low for a qualifying buyer. A forest management plan by a registered forester is available. Buyers should note a few items. The property is believed to be subject to the Timbersong restrictive covenants, including home size minimums, driveway standards, and construction timelines. The seller's Developer rights may offer a buyer added flexibility. It's zoned Open Use, with steep slope and protected ridge overlays. A power line easement crosses the property south of the gravel easement road. That road carries a 15' right of way to a neighboring home and will have a 60' right of way to the 300-acre tract behind. A meadow on the west side holds a septic easement for a neighboring property, and no soil disturbance is allowed there. County GIS is inaccurate and shows about 105 acres. Boundary adjustments will bring the final total to about 101 +/- acres. There is no existing survey. Buyer's attorney to verify all. This tract adjoins a 300± acre private cove with no known deed restrictions, also for sale. Together they form 401± contiguous acres of Flat Creek headwaters, available as one purchase.

101 ± Acres Timbersong Drive, Weaverville

300 ± Acres Upper Flat Creek Road, Weaverville
$2,249,000
4435764 MLS
300± acres in the headwater woodlands of Flat Creek, just 15 minutes from Weaverville, with unrestricted possibilities, a wide creek-filled valley, a small pond, and multiple knolls with long-range layered view potential. This property is a natural cove and watershed with many springs and small streams that feed a larger creek on the valley floor. The eastern boundary adjoins land protected by a conservation easement. Downtown Asheville is 25 minutes away, yet it feels remote and completely private. A former cabin site with an old well sits among dozens of acres of usable ground in the valley. The creek runs past it and along the entrance road. French Broad EMC power is already on site and can be tapped. ATV roads follow the valley and climb to the ridges. Higher knolls offer privacy and west-facing views that could be cleared for year-round enjoyment. Black bear, whitetail deer, bobcat, and small game roam the ridges. Hunt, camp, hike, ride, or set up a private target range. Fish the half-acre bluegill pond. Explore hundreds of acres of managed hardwood forest, last harvested in 2015 and growing long-term timber value. Oak, poplar, hickory, and white pine fill the slopes. Homestead, build a family compound, invest, or subdivide. Conservation is an option too. Southern Appalachian Highlands Conservancy has interest in a donated easement here, which may carry tax benefits. The property is enrolled in Present Use Value for forestry, and the seller would like to transfer it to help keep taxes low for the next owner. Access will be by a 60' deeded right-of-way through the adjoining 101± acres to Upper Flat Creek Road, shared with one existing home at the boundary. No survey is on record. A small slope failure, likely from Hurricane Helene, sits near the western boundary. The pond dam seeps and has no visible functional spillway. The well's condition is unknown. A French Broad EMC easement crosses the property. Buncombe County Open Use zoning applies, with steep slope and protected ridge overlays in areas. The adjoining 101± acres are also for sale, creating 401± contiguous acres with more access options, more land, and a buffer from the Timbersong community. Buying both also brings the 60' access right-of-way under your own ownership.

401 ± Upper Flat Creek Road, Weaverville
$2,890,000
4435751 MLS
401± contiguous acres and private headwater woodland cove in Buncombe County, NC. Enjoy the wide creek valley, a half-acre bluegill pond, and west-facing view knolls only 15 minutes from Weaverville and 25 minutes from downtown Asheville. The soul of the property is about 300± acres with no known deed restrictions where the possibilities are numerous. The adjoining 101± acres give you more land, more access options, and a wide entrance buffer between the valley and the Timbersong community. You get direct access at the end of state-maintained Upper Flat Creek Road, plus additional access off paved Timbersong Drive. That 101± portion is believed subject to the Timbersong covenants, and the seller’s Developer rights convey with it. The best building sites sit on the 300± acres. A former cabin site with an old well sits among dozens of acres of usable valley ground. Higher knolls offer privacy and west-facing sunset views that could be cleared. French Broad power is on site, and a well and septic will be needed for your homes and cabins. This is a legacy tract, the kind of land a family holds for generations. Build a family compound, a homestead, or a quiet retreat, and simply enjoy the land. With strong conservation potential, you can also protect this watershed for good. Southern Appalachian Highlands Conservancy has interest in a donated easement on all 401± acres for those seeking a tax benefit. Fish the half-acre bluegill pond, ride ATV roads to the ridges, or hunt deer, bear, and turkey. Both tracts are in forestry PUV, which the seller intends to transfer, and combined 2026 taxes are $956. No survey is on record. Zoning is Open Use, with steep slope and protected ridge overlays in areas. Power line easements cross both tracts, and a 15' right of way serves a neighboring home. A west-side meadow holds a neighbor’s septic easement with no soil disturbance allowed. The pond dam seeps with no visible functional spillway, and the old well’s condition is unknown. A small slope failure, likely from Hurricane Helene, sits near the line between the two tracts. The full 401± acres are offered together, and each tract is also available separately. Showings are by appointment only at the end of pavement on Upper Flat Creek Road.

99999 Eagle Bald Trail, Burnsville
$99,999

We almost drove past it. Eagle Bald Trail climbs so far above Burnsville that the GPS gives up, then we found tracts 29 and 30 of Ogle Meadows. We stepped out at 5,350 feet into air that felt like September in August. The lot averages about a 25% grade, and right beside the road the ground lays back into a gentle bench. We walked onto it, turned west-northwest, and watched ridge after blue ridge run out to the sky. Oak and hickory filled the south and west lines; the rest was open meadow. My homework was straightforward. A boundary survey located the 60-foot platted right of way. A soil scientist confirmed the well-drained Wayah-Burton loam near the homesite would take an engineered septic system. The covenants asked for what we wanted anyway: one single-family home, at least 1,200 square feet, approved plans, and nothing over the ridge law's 40-foot cap. Of course there’s no flood zone up here and no landslides mapped on the tract. The house sits on the flattest pad on the land, about 56 feet off the road, so the driveway is short and the porch faces the sunset. Power was a short run on French Broad EMC's easement, and Starlink kept us working while we got the co-op to install fiber. Summers here need a blanket at night. Winter snows mean solitude and a stocked pantry with a roaring fire until the road re-opens. Every evening the sun drops right in front of the porch. We found it by accident. Staying was not an accident at all.
