# Terms of Service

These Terms of Service ("Terms") govern your access to and use of jontharphomes.com, smokymountainhomes4sale.com, and any other website operated by the Jon Tharp Team at Keller Williams Franklin (the "Site"). By accessing the Site, you agree to be bound by these Terms. If you do not agree, do not use the Site.
## About Us
The Jon Tharp Team is a real estate group affiliated with Keller Williams Franklin, an independently owned and operated brokerage. Business operations are conducted through JMB LLC. Our office is located at 1573 Highlands Road, Franklin, North Carolina 28734.
Real estate brokerage services are provided by licensed agents under the supervision of the brokerage's Broker-in-Charge in accordance with North Carolina Real Estate Commission rules.
## Use of the Site
The Site is provided for personal, non-commercial use to help you research properties, neighborhoods, and real estate market information in Western North Carolina and the Smoky Mountain region. You agree to use the Site only for lawful purposes and in a manner that does not infringe the rights of others.
You may not:
- Use the Site in any way that violates applicable laws or regulations

Property listing data on the Site is provided through one or more multiple listing services, including Carolina Smokies MLS, Highlands Cashiers MLS, and other regional MLS providers. Listing information is provided "as is" and may not reflect the most current status. Information believed reliable but not guaranteed. Buyers should independently verify all property information including square footage, lot size, school districts, taxes, HOA fees, and zoning before making any purchase decision.
Listing data is the property of the respective MLS and listing brokerage and is protected by applicable law. It is provided for the personal, non-commercial use of consumers and may not be redistributed.
## No Agency Relationship
Use of the Site does not create a real estate brokerage relationship, agency, fiduciary duty, or attorney-client relationship between you and the Jon Tharp Team or Keller Williams Franklin. A brokerage relationship is created only when a written representation agreement is executed in accordance with North Carolina law.
Information on the Site does not constitute legal, financial, tax, or investment advice. Consult qualified professionals before making decisions about real estate transactions, financing, or related matters.
