Quick facts about 00 Little Snowbird Road
How many bedrooms does the septic permit allow?
Two. The 1994 health department certificate of completion is for a new 2-bedroom system with a 1,000-gallon concrete tank. The tank and drain field have not been checked since, and the seller notes the system is probably no longer usable.
What about water, power and internet?
There is no well yet, so a well is needed. Overhead electric is available, with power and telephone lines running to the neighboring parcel, and satellite internet and TV serve the area.
Is there an HOA or restrictions?
No HOA. The land is under the 1971 Bemis Hardwood Lumber Company covenants, which cover sanitation only: no trash or junked cars, sewage to state and county health rules, nothing dumped in the creeks, and conservation encouraged.
How is the property reached?
By a gated private road. The deed includes a permanent 30-foot right of way for road and utilities over the existing road that crosses Little Snowbird Creek.
Is any of it in a flood zone?
Part of it. The land next to Little Snowbird Creek is in a designated flood zone; from there the tract rises to a ridgetop on its upper line.
Have any mineral or timber rights been severed?
No. The seller has not severed any mineral, oil, gas or timber rights and knows of no previous owner who did.
How far is it to town?
About 17 miles (roughly 50 minutes) to Robbinsville, 16 miles to Andrews, 23 miles to Lake Santeetlah and 114 miles to Asheville Regional Airport.
What is the parcel and survey?
Graham County parcel 5538-00-01-057A, 6.76 acres, part of Tract 57 of the Bemis Hardwood Lumber Company subdivision, surveyed in 1996 and recorded in Plat Cabinet D, Slide A-375.

Graham County mountain country
Robbinsville, the Graham County seat, is about 17 miles away for groceries, restaurants and county offices. Lake Santeetlah, Joyce Kilmer Memorial Forest and the Cherohala Skyway are all within reach for a day on the water, a walk among old-growth trees or a long drive through the high country, and much of the county is Nantahala National Forest.
